III. NON- AGRICULTURAL LAND:

1. Land for offices, administration, national defence, religion (land in use of religious union, land for such constructions: communal house, temple, small and ancestral temple,…or land for museums, art works showing house,…) has an equal prices of the same street, same location, same area or the closest area.

2. Land for commercial non-agriculture land:

a. Land for building industrial zone or business establishment:

- Land for building business offices (including representative offices, storage yards, storehouses of economic organizations) which is out of industrial complexes or EPZ and is belong to the urban area or the centre of commune takes 60% total prices of land in the same street, same location, same area or the surroundings.

- Land for building industrial zones or production area which isn’t belonged to the above cases (including campus of rental villas), the % of price is as bellowed:

+ Group 1: Land for building sheltered works: 60% total prices of land in the same street, same location, same area or the surroundings.

+ Group 2: Land area without covering which is used to build yard, parking, internal road, fountain,…: 35% total prices of land in the same street, same location, same area or the surroundings.

+ Group 3: Land area without covering which is used to plant grass, flower, trees or create lake: 25% total prices of land in the same street, same location, same area or the surroundings.

b. Land for minerals purpose: Land for making building materials, ceramics: 50% total prices of land in the same street, same location, same area or the surroundings.

3. Land using in public purpose and other non-agricultural land according to point b, point e, clause 5, article 6 of No.181/2004/ND-CP decree: 35% total prices of land in the same street, same location, same area or the surroundings.

4. Land of rivers, canals, streams and ground water surface:

- Being used for aquaculture: applied price of aquaculture land in the same location, same area.

- Being used for non-agricultural purpose or non-agricultural purpose combined with aquaculture: 25% total prices of land in the same street, same location, same area or the surroundings.



5. For cemetery land: 30% total prices of land in the same street, same location, same area or the surroundings.

IV. AGRICULTURAL LAND:

1. Yearly plants, long-time plants, land for aquatic products:

- 1st area: All wards in the city;

- 2nd area: Xuan Truong, Xuan Tho, Ta Nung, Tram Hanh villages;

- 3rd area: Other places;

 2. It takes 1,5 time of prices of long-time planting land at the same area:

- For garden, pond in the same land having house built-in defined that not belong to village’s land;

- For agricultural land belongs to countryside populated area defined the projecting border by the Government. In case agricultural land lands in countryside populated area defined not in projecting border is defined by the line of built-in land at the outer of populated area.     

3. It takes 2 time of prices for yearly plantings of garden, pond land in the 1st area at the same location:

- For garden, pond in the same land having house built-in defined that not belong to town’s land;

- For agricultural land belongs to town populated area defined the projecting border by the Government. In case agricultural land lands in town populated area defined not in projecting border is defined by the line of built-in land at the outer of populated area.

4. Forest productive land:

5. Protective, specialized, landscaping forest:

 - Protective, specialized forest land: It takes 90% price of productive forest of the same area.

- Landscaping forest land: It takes 110% price of productive forest of the same area.
V. UNUSED LAND:

1. With un-identified purpose land: (including unused land, stone mountain without trees): basing on the price of adjacent land at the same location and same area which is identified purpose or the fact of land plot to make out the reasonable price.

2. With unused land which are allowed to use: basing on price of the same land type and purpose to make out the reasonable price.
