IV. Non-agricultural land can’t live
Non-agricultural land price (Can’t live ) is determined by the purpose of use, is calculated by the percentage (%) compared to the price of land on the same street, roads, same location, the same area or land prices in the nearest where land prices are not determined on the same street, roads.
Percentage of valuation of non-agricultural land, as follows:
For land to build headquarters: ( includes land used to build the headquarters or offices of State agencies, political organization, socio-political organization ); land for building business works (consists of land for the construction of the public service, non-public sector jobs and economic, cultural, social, health, education and training, sports, science and technology, environment, diplomatic and other career ); land to build on defense purposes, security; religious land is land which religious works including the temple, churches, chapels, cathedrals, worship halls, monasteries, private training school of religion, the land of religious organizations and other institutions of religion by the State allows activity; the land of religion is the land with the works of religion, including the temple, home to worship. By 100% of the land prices on the same street, same location, the same area or land prices in the nearest.
For land production and non-agricultural business: For land production and non-agricultural business with long time use: By 100% of the land prices on the same street, same location, the same area or land prices in the nearest.
For land production and non-agricultural business for a period of 50 years using, as follows
The land area of commercial services group, the land area of the commercial services group, including: building the business work , service, commercial and other buildings serving business, services, commercial (including head office, representatives office of economic organizations) :
- Group 1: land area of building sheltered works by 60% total prices of the land in the same street, same location, the same area or the surroundings.
- Group 2: Land area without covering which is used to build yard, parking, internal road, fountain,…: 45% total prices of land in the same street, same location, same area or the surroundings.
+ Group 3: Land area without covering which is used to plant grass, flower, trees or create lake: 25% total prices of land in the same street, same location, same area or the surroundings.
b) land not belonging to the business group, service ( except land for mineral activities) :
_ Group 1: land of construction area to building roofed equal to 50% of the value of land in the same street, same location, same area or price at nearest neighborhood.
_ group2 : area land use to as yard, grounds internal roads, fountain,...equal to 35% of the value of land in the same street, same location, same area or price at nearest neighborhood.
_ Group 3: land used for plant and ancillary items such as glass, flowers, trees, lake....equal to 25% of the value of land in the same street, samr location, same area or price at nearest neiborhood
c) land for mineral activities( including land for exploration, mining, mineral processing and area of ancillary works for mineral activities and safe corridors for mineral activities) equal to 50% of the value of land in the same street, same location, same area or price at nearest neiborhood
3) land used for public purposes( including land used for the purpose of traffic, Irrigation; historical-culture land; scenic land, land and community, Land amusement park,public entertainment; earth energy projects; Land of post and telecommunications; Land of Market; land of disposal sites, waste and other public works): equal to 35% of the value of land in the same street, same location, same area or price at nearest neiborhood
for public works if have the business part, land prices of the land area used for purposes of business people be identified by type, group and proportion as prescribed with productive land, business, nonagricultural in point of 2.2/2 above.
4. for non-agricultural land in projects in agriculture, forestry: prices are determined for each specific land location in project-by-purpose use , according to soil type, soil group and corresponding ratio as defined for productive land, non-agricultural business in Point 2.2/2
5. Land rivers, canals, streams
Land rivers, canals, streams use aquaculture purposes: applied aquaculture land price have same location, same area or price at neighborhood
6. land for cemeteries, funeral home, crematorium (land for business investment projects cemetery , funeral home, crematorium ,collection of land use, equal to 25% of value of land in the same street, same location, same area or price at neighborhood
V. UNUSED LAND:
1. With un-identified purpose land: (including unused land, stone mountain without trees): basing on the price of adjacent land at the same location and same area which is identified purpose or the fact of land plot to make out the reasonable price.
2. With unused land which are allowed to use: basing on price of the same land type and purpose to make out the reasonable price.
